Consistent with the increased transactions and values last year, 2022 is shaping up to be a great one for Dubai’s property sector. In its first quarter, the residential property market only kept moving forward with a marked uptick in sales transactions and values.
DLD figures showed the real estate market’s continued growth with an 81% increase in transactions quarter-on-quarter. Prices have also continued to increase, albeit at a slightly slower rate than in 2020, pushing the value of the property sold in Q1 to a record $11.7 billion, a 125% increase compared to the same period in 2021.
Richard Waind, Betterhomes’ Group Managing Director, said, “While the original recovery of demand seen at the start of this price cycle was driven by existing residents taking advantage of the value in the market, recent demand has largely been driven by the influx of new residents to Dubai. The population fell by 8% at the peak of the pandemic but has rebounded by over 18% to stand at 3.5million at the start of 2022.”
The report pins this remarkable growth primarily when it comes to townhouses and apartments, which both experienced significant growth over Q1 2022. Villas have continued to do extremely well, especially in the luxury segment, with unit sales for villa properties up by 56% and values up by 97% compared to the same quarter last year. Well-priced villas are being sold almost as quickly as they came on the market as buyers compete amid a limited supply.
Average rental prices picked up on the back of an already tight housing market. According to Betterhomes, while apartments, townhouses, and villas rentals rose to 33%, 25%, and 64%, they saw a cutback in the number of inquiries and active listings hitting the market.
Another interesting observation in the market is the rise in occupancy rates at Betterhomes. After the pandemic caused a significant drop in occupancy rates in 2020, the numbers have been steadily increasing in freehold areas, from 79% in Q1 2021 to 93% in Q1 2022.
“These new residents, many expats attracted by the pandemic response in Dubai, have specially placed pressure on mid and upper leasing markets where we have seen substantial price increases. Occupancy levels across freehold Dubai now stand well above pre-pandemic levels, although old parts of Dubai continue to lag behind and landlords in older, leasehold areas are increasingly needing to look to upgrade their properties or offer discounts, to attract new tenants.”, Richard Waind continues.
He described the main challenges faced by the world, and stated, “There’s now a peace deficit in Europe and the numbers of refugees is rising. There’s also a big deficit in sustainability and I think that’s where academics can really play a part by working with industry. The third main deficit is a deficit of equality. The number of people living in poverty has increased for first time since 1990”.
DMU hosted the conference with PRME – the UN’s Principles for Responsible Management Education team, which focuses on how to educate future leaders to focus on achieving the UN’s 17 Sustainable Development Goals, global targets which address issues like hunger, poverty and equality.
The theme of the ninth PRME Regional Chapter MENA Forum and 2022 Conference was the ‘Power of Partnerships in Addressing SDGs’. Over three days, a wide range of leaders from business, charity, humanitarian organisations and higher education joined the event.
Dr Mette Morsing, Director of PRME, said “PRME was launched to nurture responsible leaders. It wants to redefine success, focus goals on society, and focus on skills required. Success is often defined as winning the battle. It is a language of conflict, of conquest. It is not the language of partnerships, of collaboration. That is what we want to change in PRME.”
Moreover, Faiz Shah, the Director of the Yunus Centre, which works to build networks promoting sustainable work, poverty alleviation and social business, spoke about how universities can help connect business in their communities. He highlighted that a consequence of the pandemic was the realization that small businesses can be players in a global market because of modern globalised communication, however, the success is dependent on partnerships.
DMU has twice been chosen by the UN as a global hub for SDG 16, the promotion of peace justice and strong institutions and a big part of this status has been down to the creation of strong partnerships across HE to share practice in supporting refugees in local communities.
Hosting the final day was Professor Simon Oldroyd, DMU’s Pro Vice-Chancellor Sustainability, who summed up the conference’s aims, “The purpose of this conference is to connect networks and ideas to try and enact real change. It’s powerful partnerships with industry which move us towards the SDG goals.”
Experts on blockchains also spoke at the event and outlined how the emerging internet economy could help make the distribution of wealth in society fairer.

The new bank office at the Free Zone will aim towards easing the banking operations for SMEs, entrepreneurs and large enterprises in the UAQ. UAQ Free Trade Zone (UAQ FTZ) has previously signed an MOU with NBQ to enhance banking credibility and convenient banking operations. This will open doors for companies in UAQ Free Trade Zone (UAQ FTZ) and stewarded areas as they benefit from NBQ's presence.
The main point of consideration is that corporate bank accounts will be offered to any entities as long as they are registered with UAQ Free Trade Zone across all business activities and license types.

وخلال زيارته إلى جناح الاستدامة، تعرف الوزير على نهج دي مونفرت دبي الذي يركز على خطة طويلة الأجل للمنطقة في هذا الشأن. وشارك في مناقشات حول قابلية الخريجين للتوظيف والحاجة إلى تطوير المهارات القابلة للنقل.

وتلتزم جامعة دي مونفورت، باعتبارها الجامعة البريطانية الوحيدة المصنفة بأنها مركز عالمي للأمم المتحدة لتحقيق هدف التنمية المستدامة (16)، بالعمل على دراسة وإنجاز أهداف الأمم المتحدة بشأن التنمية المستدامة في أنشطتها البحثية والتدريسية ومشاريعها. وفي هذا الإطار، تستضيف الجامعة المؤتمر الثامن لمبادئ تعليم الإدارة المسؤولة (PRME) على مستوى الشرق الأوسط وشمال إفريقيا في حرم الجامعة بدبي في الفترة من 21 إلى 24 مارس 2022 لإيجاد منهجيات لتنفيذ شراكات تتمحور حول هدف الأمم المتحدة الخاص بالتنمية المستدامة.

DMU is one of two founding partners of the UK Pavilion at ExpoDubai and has invested £750,000 in the UK programme to showcase UK higher education and the university on a global stage.
In December 2021, the UK-based university officially opened its third campus in Dubai.
One of the key reasons for DMU's sponsorship of the UK Pavilion is the alignment between the launch of the new Dubai campus and Expo 2020.
Through this partnership, we hope to establish and develop new relationships with businesses in the UAE region and increase student recruitment to reach objectives across all of our campuses.
We are also looking to promote DMU Leicester for those international students who would like to study in the UK.
During his visit to the Sustainability Hub, he heard about DMU’s approach focusing on long-term plan for the region. He engaged in discussions about employability and the need for developing transferable skills.
Simon Bradbury, Pro Vice-Chancellor International and Dean of Arts, Design and Humanities of DMU briefed the Minister on the ambitious vision of the institution. He explained: “We have an excellent research record as we are committed to serving the public good, by investigating what impacts society, solve issues and make an actual change in people’s lives and behaviour through originating solutions in various life aspects".
Being the only UK university to be designated the United Nations Global Hub for Sustainable Development Goal (SDG) 16, DMU commits to addressing the UN SDGs in its research, teaching and enterprise activity. In line with this, DMU is hosting the 8th Middle East and North Africa MENA, Principles for Responsible Management Education (PRME) conference at the Dubai campus from 21-24 March 2022 to create methodologies for the implementation of the United Nations' Sustainable Development Goal partnerships.

Dubai’s real estate market ended 2021 at a record high with annual growth at its strongest in eight years. Betterhomes’ 2021 Dubai Real Estate Market Report revealed that 2021 concluded with a 70% increase in units sold and a 107% increase in sales value, amounting to AED 147 billion, year-on-year.
Richard Waind, Group Managing Director, said, “The Dubai residential market enjoyed a strong year in 2021 with transactions at an 8-year high and prices in some prime communities surpassing the previous peak set in 2014.”
The report pins this remarkable growth primarily on Dubai’s resilient economy and historically low mortgage rates amid the pandemic, resulting in a stronger than ever demand from domestic and international homebuyers last year.
“The UAE government’s continued commitment to attracting talent, business, and high-net-worth individuals to the Emirates has seen a raft of universally welcomed reforms to visa, business, and social rules. All of which helped make Dubai and the UAE the destination of choice for holidaymakers and expats in 2021,” Waind added.
Key findings:
More than just the sales value and volume, several notable trends emerged in 2021. Among them are:
Dubai was a post-pandemic hotspot and haven for investors. Despite the global disruption, Dubai managed to weather the storm better than any other market and buyers were quick to see this. As it staged a strong recovery this year, more investors turned to Dubai's property market where life and business were minimally impacted.
The interest and need for larger homes continued. What was once viewed as a pandemic-induced trend is fast becoming the new normal as buyers showed a continued preference for homes with office and outdoor space. Villa transactions, in particular, showed a whopping 153% increase YoY.
Sustained demand in Dubai’s prime communities helped push prices up. Gaining the most momentum in median price increase last year was Palm Jumeirah at 65% for villas and townhouses. It was followed by Jumeirah Islands at 55%, and Jumeirah Park at 46%. For apartments, Jumeirah Beach Residence took the lead at 49%, followed by Dubai Creek Harbour, and Dubai Science Park, both at 32%.
The luxury sector picked up with total sales values and transactions climbing at a robust pace. Looking at properties sold and fetching at least AED 10 million, DLD data showed a marked increase at 290% YoY. At Betterhomes, properties sold at this price range was logged at 450%.
COVID-19 impacted buyer behaviour and demographics. Despite Dubai becoming one of few cities that remained open to tourism and trade, activity from foreign investors was ultimately shaped by international protocols and travel restrictions. The top three buyer nationalities at Betterhomes in 2021 showed India at 19%, the United Kingdom at 10%, and Italy at 8%.
Off-plan sales took off despite a slow start to the year. DLD data revealed that off-plan sales boomed in 2021. On a year-on-year basis, the total value of sales increased by 105% while transactions increased by 52%.
The shortage of properties available for rent pushed rents up. Residential leasing activity continued with a growth of 11% YoY. Betterhomes accounted for the modest growth to the growing gap between supply and demand. According to the report, more properties are being snatched in the market for end-use, further worsening the supply crunch, especially with villas and townhouses.
